Last week this Phoenix home was listed for sale on Monday afternoon - the asking price was $72k. That is a great price - but the house is in move-in ready condition. Three bedrooms, 1.75 baths, fenced yard - remodeled kitchen - and a nice location. It is clearly a desirable property.
I was expecting there would be interest. But I underestimated how much interest there might be. By Monday midnight we had two offers - sight unseen.
Speaking of sight unseen - I was only able to take one picture of the property. I've not seen the inside. There is a tenant - a perfectly reasonable person but one who chose not to allow a for sale sign or a lockbox or the house to be shown when he was not present.
Long story - seller arranged with the tenant to allow the property to be shown for two hours on Friday. By Saturday morning, we had eleven offers. Eight of those offers were for cash. We asked four of the eight for their highest and best offers - it is important to the seller that the tenant be allowed to remain in the property for the balance of the month. The final offer was selected by Saturday afternoon - $14k over list price - and we are closing today, the following Friday.
