Looking for Listings

The challenge about being in the real estate business isn't doing the business.  It isn't staying on top of the market.  It isn't negotiating terms.  It isn't writing a good contract or marketing or pricing competitively.

The challenge in this business is finding the business in the first place.

I am looking for people who want to sell - now.  People who appreciate that there are not a lot of great houses on the market right now and that buyers WANT great houses and reasonable prices. 

How am I doing?  Most of my business comes either from people I've done business with or from people I know who recommend me.  That's not my only source - but it represents the bulk of it.  I stay in touch with past clients - hopefully, not so much in touch that they are sick to death of hearing from me. 

I've obtained some new business simply by getting the word out to select subdivisions (in Glendale) that buyers are buying and having a hard time finding something worth buying.  Those contacts have resulted in listings.

I'm trying something else - getting the word out to Glendale and Peoria homeowners who listed their homes a few months ago and, for whatever reason, cancelled their contracts.  I'd like the opportunity to talk to them about how the market is changing and if (that may be a big IF or maybe not so big) they still want to make a selling decision, there may never be a better time.
