Open House on Star Ridge

I'm not sure why, but this is the first time I've held open house at this listing - and it was a great success.  We had more than a half dozen visitors in two hours, and all the feedback is very positive. 

Positive feedback is all I would have expected.  It's a one bedroom, one bath upstairs condo with a view of the golf course in Sun City West.  Completely furnished with nice furniture -  attractive and in good condition.  Appliances are included.  Newer carpetTile where there should be tile.  The unit is nicely painted - pretty colors - the homeowner is responsible for the interior and the condo association takes care of the exterior.  Great view of the golf course.  And - it is rentable!

Often with an open house I'm my myself - not this time.  Before I had the door closed, a neighbor came and before he left, a couple of bicyclists came followed by more and more and more - and I was not alone for even a minute in the two hours that I was there.

Most of today's lookers admitted to being curious and not being buyers - but the last people to come are doing more than looking.  A lady and her friend are - I think - the real deal.  She's a nine-month resident, and this furnished, clean, move-in ready condo with its beautiful view suits her.  We'll see if her look turns into a contract.  That would be a good thing ....

Chaparral Ranch - I knew it wouldn't last

My client accepted a great offer on this listing the other day - we're now in our inspection period.  And, wouldn't you know it, we've had two other showings, even though the house was in pending status, with two buyers ready to step in should the current buyer have a change of heart.

This is a great property.  I know - I always say that.  Not always, but often.  And this one deserves all the good things I can say about it.  Three bedrooms, two baths, two car garage, quiet little tree lined subdivision, nice appliances, high end water filtration system, no known maintenance issues - cute, cute and cute.

Quiet neighborhood.  Nice neighbors.  Good schools nearby.  Walking distance to Glendale Community College.  The buyer has found a great property.  Another win-win.

Another Listing on Briarwood Circle

I love it when I get a new listing.  This clean, move-in ready three bedroom home is a Stanford model just south of Bell Road in Sun City.  It was painted early last spring inside and out - and it's in very nice condition.  Stanfords have 1832 square feet of living space - a spacious living/dining room combination plus a large family room - a galley-type kitchen with a breakfast room -
and all three bedrooms have good size closets.  Lots of storage space - both inside the house and in the garage.

 
 
 
The roof is good.  The water heater is new.  Some of the windows in the back have been replaced.  This is a good property for a year-round rental or for an owner-occupant.  The amenities in Sun City, an age 55+ community, are very desirable:  seven recreation centers, golf, miniature golf, tennis, indoor and outdoor swimming pools, bowling, two lakes, volunteer opportunities, crafts, clubs - the list  is long.  I don't expect the list of lookers to be long before we get a solid offer on this property.  It is bound to be just what our buyer has been searching for.

9702 W Briarwood Circle - we're back!

  Hooray!  We're back in business.  This three bedroom Stanford model on Briarwood Circle in Sun City is a favorite of mine - I like the floorplan and I like some of the amenities of this particular property.  We put it on the market and in a couple of days, we had a buyer.  Then we began the process to get approval from the short sale lender - and although sometimes that process takes months, this time it went quickly. 
 
We notified the buyer's agent of the short sale approval, and the next day the buyer cancelled.  Oh well. 
 
Because this is a great location, a great floorplan and an altogether desirable house, it was only a matter of time before getting another offer.  The challenge was that the seller had arranged for an estate sale - a great way to generate traffic, but not the best way to put a property's best foot forward, so to speak.  (Okay - a property doesn't have a "foot" - except for "square feet" - but you get the idea.)
 
Anyway, our buyer found us so we're moving in the right direction again.  We'll reopen escrow tomorrow, get the draft settlement statement and new offer submitted and see how quickly we can get a new approval from the seller's lender.
 
If this isn't a win-win, I've never seen one.  Great property - one that will be appreciated by the buyers.  Great price.  And the seller can get on with her life.  An altogether good thing.

It's a Date

Surgery is scheduled for February 13th at Arrowhead Hospital - in the afternoon.  That means I get to go home on Valentine's Day!  I'll get candy ....

I love this:  we listed this dollhouse Wednesday afternoon, got an offer Thursday (cash - but at too much of a discount) and then got a real offer - full price - today.  The prospective buyers looked at it with their realtor and then went back so they could shop at the garage sale.

Seller hasn't had a chance to do more than a quick review of the offer - she's had her hands full with the garage sale.  But it is gratifying to get a quick response - especially when it's a good offer.  Here's what the front entry looks like -



The property has been very well maintained - no known issues that would affect the parties to the transaction.  Nice Glendale neighborhood - you could walk to Glendale Community College, to the dog park, to Sahuaro Ranch Elementary School, to the grocery and bank and restaurants etc. - and it's close to public transportation as well.  Oh - it's affordable too.  I love this business ....

Waiting for a Date

Good stuff and frustrating stuff.  Listed a great house in Glendale this afternoon - took some decent photos only to have my camera quit before quite finished.  Thought I can retrieve what I took - but not so much.  So I went back - still light outside and the house is not far away - and, wouldn't you know it, the back-up camera's battery died.  It lived long enough to get a couple of snaps - so it too is on the charger.  It may be that there is a new camera in my future.  At any rate, will take more photos tomorrow.  It'll probably take less time to get an offer than it is taking to get the photos ready to upload!

I have a listing appointment on February 9th in Westbrook Village - I love listings.  And I love Westbrook Village.

More good stuff - I'll have a good listing by the end of February.  Just waiting for tenant to find another place to live.  This is a Sun City property in what I believe is a high demand area - not many of this type property (patio home) - looks like a detached duplex - not that there is such a thing - and no condo ass'n fee.  If it is in as good a condition as I've been led to believe, it'll sell quickly.  And thankfully, the tenant's lease is just now up so we won't have to wait for months to look for a buyer - which is a very good thing since there are winter visitors this time of year that we won't have months from now.

I should have another Sun City listing coming up - seller is not sure when her tenant's lease is up but hopefully soon.  She's thinking May - and that's not a bad time to put a house on the market, just not the same amount of winter visitor traffic.

Am waiting for the two surgeons to coordinate their calendars with operating room availability.  I'd hoped that the surgery date would be within a couple of weeks.  The best the general surgeon could do is February 6, but the plastic surgeon is not available til February 18.  I've given up on KW Family Reunion - which starts February 16 - and right now would be grateful for the earliest surgery date possible.

The other minor frustration:  my e-mail stationery with the live link to my blog as disappeared again.  That happens every few weeks.  It always reappears - but at the moment, it's not very useful.
